Ellenbrook: The Suburb to Watch

Your Investment Property has named Ellenbrook the “Suburb to Watch” this month, after the area was identified as the fastest growing residential area in the state. With recent predictions the population will double by 2036 to 64,000, the area is setting up for change.

Ellenbrook is approximately 21 kilometres from the Perth CBD and has a fantastic community appeal with infrastructure aimed at attracting young families and first home buyers. As a planned community, Ellenbrook is made up of numerous housing burrows and since 1995, has grown to an abundant mini-city. 

Within the vicinity of 12 schools, the area has access to a range of local shopping centres, parks, sporting facilities, natural green spaces and established transport links, including train and bus networks.  Yet, as the population of the area continues to grow, so too does the area’s infrastructure, helping to drive this self-sustaining community’s local economy and subsequent demand for further housing in the future. Properties listed in Aveley, The Vines, Woburn Park and Equis Lake are selling quickly, whilst exceeding budget expectations at around 15-20% of sales.

According to recent REIWA data, the median house price in Ellenbrook is $432,500, sitting $107,500 below the Perth average of $540,000, proving its affordability. Yet, the area has boasted a 12% growth each year over the past 10 years, making Ellenbrook properties a wise investment opportunity.

Further RP Data statistics indicate the area holds a rental yield of 5%, with properties on the market for an average of 54 days.
