The second largest new condominium development in Washington, DC since the downturn is now under construction at 1350 Maryland Avenue, NE, at the eastern edge of Capitol Hill and the city’s thriving H Street corridor. (City Center is the largest.) The Maryland, being developed by a joint venture of Valor Development and DBT Development Group, will have 84 one- and two-bedroom condominium homes and what’s promised to be “the best rooftop in DC.”
Urban Pace, one of the city’s leading condo sales and marketing firms, will begin presales in May. Urban Pace President Lynn Hackney says that owning a condo at The Maryland will be a smart economic move for many potential buyers. “With interest rates that are still low and the DC Open Doors program, which provides down payment credit assistance to qualified buyers with annual incomes below $123,395, owning a condo at The Maryland will be less expensive than renting a comparable apartment in the same neighborhood,” she noted. The one- and two-bedroom condos will be priced from the $300,000’s to the $500,000’s.
And what a neighborhood it is. “The Maryland is located at the confluence of Capitol Hill and the H Street Corridor, which has been named by Forbes magazine as one of ‘America’s hippest neighborhoods,” said Will Lansing, a principal at Valor Development. “Residents will be surrounded by stately, historic Capitol Hill townhomes, yet just a block from H Street with its diverse selection of restaurants, shops, and entertainment venues.”

H Street, a once-thriving commercial corridor that fell into neglect after the 1968 riots, has undergone rapid revitalization over the last decade. Popular destinations include the refurbished Atlas Theater, H Street Playhouse, Rock and Roll Hotel, Toki Underground, Smith Commons, H Street Country Club, the original Taylor Gourmet location, and many more. The crowning touch for this resurgence will be Washington’s first streetcar service in more than 50 years, scheduled to start running along H Street between Union Station and the Anacostia River later this year.
Completion of The Maryland will be a major achievement for the developers, who started the project more three years ago with the acquisition of the vacant Faith Bible Church and an adjacent lot occupied by a car repair shop. Since then, they have worked closely with the local Advisory Neighborhood Commission and the community to plan and design the project.
“The community helped design the façade, amenities, location of entrances, and more,” said Lansing. “They wanted a building with the look and feel of historic Capitol Hill residences, with detailed brickwork and window bays,” he explained. “Working with the community resulted in a better design and a better product.” PGN Architects is the project’s architectural firm.
The Maryland’s upscale, contemporary interior finishes will include hardwood flooring, Kohler fixtures, Marblex quartz countertops, and Bosch or KitchenAid appliances. Each unit will have its own full-size front-load energy-efficient washer and dryer.
