The Glenwood Springs Chamber Resort Association has released their semi-annual economic report, TRENDS. This year’s edition is all about the local housing market. Member businesses have access to this data, which uses a variety of sources to present a comprehensive look at Glenwood Springs and the surrounding area’s housing market.
County housing report highlights include: Glenwood Springs’ housing values are above the state and national average; data to support local housing recovery; near-peak home ownership rates; a relatively young housing stock; and renters moving to home ownership. Also included is data to support moderately increasing home sales and prices, some pick-up in higher price range sales; slow building permit activity; and how livability and jobs translate to housing.
Through the report, chamber members can access detailed information on home values, sales and new construction trends. These factors have a significant impact on any local economy due to the purchases people typically make and the services they need when they move into a different home. New home construction has an even larger impact due to the materials and labor needed to build even the smallest home. Changes in home value affect a home owner’s ability to move or to borrow, spend or rent out a property and subsequent rent changes impact affordability for tenants. In turn, occupancy rates are affected, which then impact everyone’s ability to move or find housing for a job change. Therefore, it is important to have an understanding of local housing conditions, especially as the housing market struggles to gain a stronger foothold after the recent downturn.
