Options Medical Adds to the Booming Commercial Real Estate in Gainesville, FL.

The successful, Gainesville-based, healthcare supply startup Options Medical LLC, is the newest tenant at Trimark Properties' newly-renovated, custom-built office space in Innovation Square.

Options Medical LLC, is a supply company which specializes in medical, dental, and hospital equipment was founded in 2012. It recently completed the move to a newly renovated and custom built office at 104 Innovation Square in Gainesville, FL. The award-winning design team at Trimark Properties coordinated closely with Options Medical to custom-build a space fit for their precise needs while keeping their future growth in mind. The 1977 sq ft of vanilla shell space was transformed into the ultra modern contemporary office which reflects the progressive environment of the Innovation Square community.

Nicole Brockhouse, an Options Medical faculty member, played an imperative role in the design of the new office. Brockhouse revealed that Options Medical's decision to relocate their offices came to light after the company's then headquarters could no longer accommodate the growth of the company. “Not only had we outgrown it in size, but the office didn’t really represent who we were as a company or where we were going,” she stated. “Using boxes of inventory as a temporary desk was no longer working for us!”

The design team at Trimark united with Brockhouse and the Options Medical team to find a meeting point that was right for the company; that was looking for a modern, open, office space in a strategic location in Gainesville. The office space at 104 at Innovation Square was selected due to its flexibility in customization and its location, being in the heart of Gainesville.

Gainesville’s premier hub for startups, Innovation Square is located between Downtown Gainesville and UF campus. The 104 office space at Innovation Square is in a prime location amid the Gainesville tech community and offers a highly favorable climate for networking with other prospering startups and attracting a workforce of talented college students from the University of Florida.

Their move follows less than a month after Feathr, another thriving local tech startup, acquired the 102 office building at Innovation Square. Feathr, an event marketing company, will be located next to the medical supply company's new office, and both businesses will neighbor other successful Gainesville firms such as Mobiquity, Fracture, Starter Space, and Mindtree.

Before listing this office space, Trimark renovated the old, poorly-lit space to make it a more spacious, modernized vanilla shell area. An open area space was created by tearing down the walls were a part of the offices in this space. The ceiling was elevated to create an open environment which would encourage collaboration.

A blank vanilla shell provided a clean slate for both Options Medical and the designers at Trimark. Trimark as provided with a list of the essential design elements that they needed in their new office space to function efficiently, these being: 3 private offices, an open work space, an ample room to store files, a conference room, and an abundance of natural light.  Trimark designers got back to the drawing board and crafted a workplace with Options Medical's requirements. Unique design touches were added that transformed the office into a modern contemporary, luxurious space.

The newly renovated floor, a polished, stained concrete was upgraded from a tiled floor. The interior glass walls provide a feeling of openness and community to the workspace. Exposed ductwork adds a futuristic atmosphere, the fully equipped gourmet kitchen comes installed with custom cabinetry which evokes a sense of comfortable luxury. Trimark's design team took every minute detail into consideration. These included helping Options Medical choose the storefront glass, paint colors, and lighting fixtures. Brockhouse decorated the trendy, avant-garde space with designer light fixtures, classic wooden tables, and plenty of green plants.

“We wanted to keep the design of our office true to the style of the building, but also to our conservative industry,” declared Brockhouse. “A space with autonomy and flexibility – something that could grow with us. I kept the colors neutral with a lot of black and white and added wood and leather elements to warm it up. Our new office, in a way, has helped define our company culture.”

Before renovating the office space, the only source of natural lighting was through the front door. To add more natural lighting into this office, the back wall in their conference room was torn down and adding a high-tech, roll-up glass door was installed. This allows plenty of light to illuminate the space. Brockhouse stated that “the conference room has become everyone’s favorite room.”

Trimark, which has pledged a commitment to sustainable design, additionally included energy efficient technologies and eco-friendly modifications to conserve resources and reduce negative impacts on the health of their tenants. The beautiful interior is complemented by several unique, eco-friendly features on the outside, including a paved outdoor deck, water conserving rain garden, and waterfall aqueducts.

“Options Medical wanted a comfortable, open work environment where they knew they could further expand their company,” commented Matthew Luedecke, Director of Commercial Leasing and Sales at Trimark Properties. “With their new modern, customized office located in Innovation Square, they will be able to attract additional employees, grow their clientele, and advance their business strategy with their impressive new office space, which is finally reflective of the talent and unlimited potential of the firm.”

Options Medical’s new office space has invigorated the company and created an exciting work atmosphere for staff members. “It was really important to me to create an office that our team looked forward to coming to every day. I think our new office has helped us establish the type of culture and energy we sought to foster,” Brockhouse explained. “Between the individual offices, open workspaces, and group desks, there are spaces that work for any interaction, and I believe that allowing people to work where they are most comfortable increases productivity. And happy hours out on our new patio help, as well!”
